STEP ONE - DEPOSIT

(Money doesn’t grow on trees) Saving for your new home deposit is the first step. The more you can save to put towards your deposit, the more equity you’ll have in your new home. Mortgage providers will ask for a minimum financial contribution of 5%.

STEP TWO - BORROWING

Sitting down with a reputable professional is a great way to understand how much you can borrow. They will advise and help you obtain a mortgage in principle. On average, most lenders will lend up to 4 times your gross salary.

STEP FIVE - CONTRACT

Within eight weeks, we’ll then be in a position to exchange contracts. Your appointed solicitor will undertake the legal conveyancing needed, including all required searches. Enquiries will be raised along with checks against the legal title. Once satisfied, they’ll then report back to you with a full update. The enquiries will be sent to and handled by our appointed solicitor.

STEP SIX - VALUATION

Your lender will instruct a RICS valuer to carry out a valuation of your new Butler-Smith home to make sure that the price is reflective of the market.

THE FINAL STEP

The contract becomes legally binding once both parties’ solicitors formally exchange contracts. Your solicitor will then draw down your mortgage funds from your lender and send them to our solicitor. The purchase will then be completed.
